surrender flat before MOP

Any mummy or daddy can advise me. May i know if once we surrender the flat before MOP , do we need to pay back cpf or hdb? What they mean by compensate by hdb?? Can estimate how much u pay back or no need to pay back? Appreciate ur kind input.
