3, 4 or 5 rooms flat?

Out of topic. My husband and I have decided to purchase a flat, not bto. Probably resale or balance flat. Any suggestions, advice etc? We have 2 children, 5 and 4 years old. A pair, one boy and one girl.

4 room! Always nice to have one room each for each gender. We also chose a resale and bare minimum is three physical bedrooms. For now one room is a study/play area but things change in a blink so nice to have extra rooms. The market seems to be cooling but the prices for years left are still questionable for resale so 😮‍💨
